INDUSTRIES WE SERVE
We work in occupied commercial buildings — the schedule and the surface get planned around how the space is used.
Polished sales floors and entries that hold up to cart traffic and read clean under store lighting.
Hard-wearing sealed and polished slabs for racking aisles, loading areas, and forklift traffic.
Finished concrete for lobbies, open offices, and build-outs — sequenced to keep a TI schedule moving.
Sealed, easy-to-clean surfaces with slip-resistance options for clinical and lab environments.
Sealed back-of-house and dining floors finished during off-hours to protect your service window.
Durable, low-maintenance floors for corridors and common areas, finished on breaks and weekends.
CAPABILITIES
No surprises on the spec. Here’s the scope we cover and how we run a job in an occupied building.
Grinding, polishing, and sealing scheduled around your operating hours, including overnight and weekend windows, so the floor is back in service when you open.
HEPA-filtered, dust-controlled grinding and surface prep that keeps airborne silica down in occupied and tenant-shared buildings.
Polished finishes specified to a target gloss level — from a low satin to a high reflective sheen — to match the look and the lighting of the space.
Lithium densifier and penetrating or topical sealers selected for the slab and the traffic, hardening the surface and reducing dusting.
Slip-resistance treatments and finish choices for entries, ramps, kitchens, and wet areas where traction matters.
Control-joint filling and crack repair with semi-rigid fillers to give a durable, cleanable surface across the floor.
Moisture testing and slab assessment before coating or sealing, so the finish is specified for conditions that won’t fail later.
Grinding, shot-blasting, and coating removal to prepare a slab for new flooring, sealer, or a polish program.
RECENT PROJECT
A Pearl District retail tenant needed a worn sales floor re-polished without closing during business hours. The constraint set the whole plan: crews worked an overnight turnaround between two business days, sectioning the floor so prep, polishing, and sealing finished in a single window. We ran dust-controlled grinding to keep the space usable for the adjacent tenants, brought the slab up to the agreed gloss level, and sealed it before the morning open. The store traded the next day on a uniform, low-maintenance finish with no lost hours — and the floor now reflects the store lighting the way the brand wanted.
MAINTENANCE
Polished and sealed concrete lasts longest with scheduled upkeep. We run two maintenance programs, both scheduled around your hours. Scope and frequency are set per facility — no fixed package, and no pricing until we’ve seen the floor.
Routine upkeep for high-traffic floors.
A scheduled visit each quarter to keep the surface performing: a deep clean to lift ground-in soil, an inspection of the sheen and high-traffic lanes, re-application of a maintenance sealer or guard where it’s wearing, and a check of control joints and any problem spots. Visits are booked after hours or on weekends so the floor is ready before you open.
A once-a-year reset for the whole floor.
A deeper annual service for facilities that want the floor brought back to a consistent finish each year: a full re-polish or re-hone to even out wear, re-application of densifier and sealer as needed, slip-resistance re-checked in wet and entry areas, and joint or crack repair addressed before it spreads. Planned around a slow period or a weekend so the building keeps running.

ABOUT METRO CONCRETE CO.
Metro Concrete Co. is a Portland commercial concrete contractor focused on one thing: the floor. We polish, seal, grind, and prep concrete for facilities across the metro — retail, warehouse, office, healthcare, and hospitality — and we maintain those floors after the install. Because concrete is all we do, the prep is right, the finish is specified to the building, and the schedule is built around your operation.
Most of our work happens after hours and on weekends, so your floor is back in service when your doors open. We walk the slab before we quote, agree on the gloss level and slip-resistance up front, and leave you a surface that’s easy to clean and built for the traffic it’ll take.
“They worked overnight so we never closed, and the floor was dry and back in service before we opened. Clean crew, clear schedule, no surprises.”
“We brought them in mid-build to prep and polish the slab. They held the schedule and the finish matched the spec we agreed on.”
